The Buying Process

Everyone has their own reasons and requirements when buying a home, and we try to get down to the nitty gritty to ensure that we find you the right one.

It is essential to have a clear image of what it is you’re looking for, and we will ask you all of the right questions to understand your vision and requirements. With our extensive local knowledge of properties we know we can find you your perfect fit.

1. Registration

First we would take all of your key information, budgets and criteria's for your property search and cross reference this with our database. This allows us to only present suitable properties and fast tracks the searching process for you.

2. Mortgage/Affordability

We have an on-site, independent mortgage broker who can advise and help you with your mortgage. His years of experience in the industry means we will search to find you the best deal possible.

You will be guided through from first meeting all the way through to completion, ensuring everything is clear and comfortable for you.

 

3. Viewings

Our knowledgeable negotiators are available for viewings during our office hours, which are Monday-Friday, 9.00am-6.00pm and Saturday 9.00am-4.00pm. You can call 0208500088 to arrange a viewing.

 

4. Making Your Offer

Once you decide on your property, you can place an offer via us for the vendor to consider. This must be done via email accompanied by photo ID for all buyers, proof of funds/deposit and a current mortgage in principle. These offers are made “subject to contract”, and are not final nor legally binding until the official paperwork is signed.

 

5. Instructing Solicitors once offers are accepted

Once our offer has been accepted by the vendors, you should instruct your solicitors to begin acting on your behalf. They will take care of the legalities and formalities. Should you require a solicitor, NEON can recommend some of our strong, trusted and affordable relations. At this stage you must also instruct your mortgage broker to formally proceed with your mortgage application.

 

6. Survey

Mortgage Valuations/Homebuyers Survey – This will be done to gain insight into the value of the property, and helps mortgage lenders form decisions on your formal offer.

Full Structural/Building Survey- You may find a more extensive valuation is required to look deeper into the property, and be recommended either of these surveys.

 

7. Contracts drafted, then exchanged

The sellers solicitor will draft up a contract and get it approved by the buyers solicitors. This is the time to clear away any final questions or concerns, and make amendments awaiting final approval of contract. Your solicitor can talk you through this process in detail. Once both parties sign, the deposit is required, normally about 10%, with all parties agreed on a completion date.

 

8. Completion

Sometimes lenders will advice certain dates due to processes taking a certain amount of time. You may also find that for cash buyers, exchange and completion can often be the same day. This is the final day with all paperwork and keys being handed over, and your journey comes to a close.
